Christmas Tips For Landlords
Whether you have one property to manage or multiple properties, Christmas can be a busy time of the year for landlords and block managers. Winter maintenance problems, properties lying empty over the holidays are just some of the issues you may experience over the festive season.
Fire And Electrical Safety:
Christmas lights and decorations look really lovely and gets us in the mood to relax and enjoy the festive period. However, with so many decorating ideas available it’s easy to get carried away. We must remember the importance of electrical and fire safety in the home. Remind your tenants to unplug any Christmas lights while they’re at work and especially if they are going away for a few days. Candles and other flammable decorations should be kept away from one another.
Frost Prevention And Leaks:
During the colder months, it’s advisable to maintain a low level of heat in the property throughout the day and night, especially if the property is going to be empty for several days. Ensure your tenants know the location of the stop-cock in case of a burst pipe or flooding.
With people staying home and extra guests to visit, the risk of condensation on the property increases. If left untreated, this can lead to a build-up of mould that is not only difficult to remove, but can pose health risks too. During the colder months, it is advisable to adequately ventilate the property and advise you tenants to do this. Drying wet clothes indoors, steam from cooking and bathing, etc can all contribute to a build-up of condensation. After a shower or bath, open the windows to allow the moisture to escape. Dry wet clothes outside or in the coolest part of the property and ventilate the room.
Out Of Hours Service And Emergency Contact Details
Be sure to provide your tenant with contact details to use in case of an emergency. If you have a maintenance contract in place, provide your tenant with their telephone number and your membership number, in order that any repair is dealt with quickly and by the right person. You don’t want to be left with a huge bill because your tenants called the first contractor in the book!
A Happy Christmas Thought!
If you haven’t done so already, why not send your tenant a Christmas card, A happy tenant is one that has a good relationship with their landlord or agent. They tend to stay longer and look after the property as if it were their own.
